Today GHC is demonstrating an innovative acquisition strategy applying creative sourcing techniques to a prudent investment theory and institutional quality execution.

Our extensive local knowledge allows us to focus on the inefficiencies of the lower end of the market and capitalize on anomalies or mispriced assets. This B & C class is not always as obvious or desirable to the general market at large, and often these subjective valuations are based on local comps by outside buyers with a different level of expertise.

We believe this creates an opportunity for us with our “team on the ground” approach to identify bid vs. ask, mispriced assets and also find off-market opportunities.

Global View

We believe multi-family housing is a sound investment in an ever-changing, more volatile global environment. With equity markets oscillating daily, bond yields falling globally, and sovereign rates falling to low single digits (and even negative) in certain parts of the world, we believe B & C multi-family housing in the heartland of the United States is a prudent and safe investment. We invest in areas we believe are going through economic developments, but also those we believe will maintain strong occupancy levels and cash generation through all economic cycles, including recessions. We believe our investment proposition, which includes a preferred annual payment and potential for equity, provides a better risk-reward than the broader equity, debt, and banking markets.
